SBC Telecom establishes Doral switching station By Marilyn Bowden
   SBC Telecom has leased a 18,000-square-foot building at Doral Services Center, 3701 NW 82nd Ave., for its first switching station in Miami-Dade County, says Codina broker Scott Sime, who represented the landlord, Richter Development Corp., in the transaction.
   "They will be right next to FPL Fiber Net Division," he says. "There are some synergies connected with having them next door."
   San Antonio-based SBC Telecom, a provider of local and long-distance telephone services, is a subsidiary of SBC Communications — a Baby Bell formed in the 1992 breakup of AT&T.
   The company began service in Miami-Dade, Broward and Palm Beach counties last week, in direct competition with Bell South.
   The company recently leased office space in Doral for its regional sales & marketing base.
   A telecommunications hub is quickly developing along 82nd Avenue, Mr. Sime says, because of the amount of fiber running along it.
   "It's becoming more telecom than industrial," he says. "Traditional distribution companies are being pushed out by telecom firms willing and able to pay for the location.
   "They are redefining the market."
   While first-tier telecom companies are flocking to West Dade, he says, the second tier goes into downtown or Medley, both fiber-rich markets.
