New Adler alliance tied to telecom service

   The Adler Group is installing a telecommunications infrastructure to give tenants high-speed Internet access in its trademark FlexxSpace properties, President & CEO Michael Adler said.
   He said the firm has formed a partnership with Garden City, NY-based Wired Environments to begin installing fiber-optic networks throughout its 8 million-square-foot FlexxSpace portfolio.
   Adler Plaza, Adler Group's headquarters at 1400 NW 107th Ave., is among the first of four buildings slated for the work.
   Adler introduced the FlexxSpace concept two years ago as an option for start-up companies requiring office and industrial space in various cities across the Southeast US.
   Mr. Adler said the FlexxSpace network now houses about 1,800 tenants.
   "We looked at the present and future needs of our tenant base," he said, "and how we could assist them as landlords to meet the telecommunications challenges taking place within the business community.
   "Most are entrepreneurial tenants, with owners located in the facilities. By and large we are not dealing with huge companies. Our average tenant has perhaps one computer and needs Internet access, or a small network of computers."
   Once wiring is in place, he said, existing or future tenants will be able to have immediate connectivity if and when they need it.
   Adler has also established an extranet or virtual private network, Mr. Adler said, so that tenants at all properties within its portfolio can communicate with Adler and each other.
   Wired Environments offers infrastructure and installation services at no cost to property owners through a revenue-sharing program, said President Jason Krauss.
   The company, which is less than a year old, is a joint venture of Datatone Communications and Apollo Real Estate Advisors, he said.
   In response to rapid growth in Florida, he said, Wired Environments is opening a new office in Boca Raton.
   "We're looking to service 25 million square feet of office property in Florida with high-speed data-tone access," Mr. Krauss said.
   In addition to high-speed connectivity, he said, Wired Environments also provides information-technology services such as virtual private networking, video-conferencing areas, website development and network security.
   "We set up a network security system for all customers," Mr. Krauss said.
   While retrofitting an existing building takes more time than wiring at time of construction, he said, it's mostly dependent on getting permits and approvals and varies from several weeks to a couple of months.
   Mr. Adler said he and Wireless are offering the service to tenants at an introductory price of $69.95 a month.
