Sail condo due to rise off Brickell

   The Sail, a 27-story luxury condominium at Southeast 14th Street and Brickell Avenue, is planned as the latest addition to a cluster of residential high-rises overlooking Biscayne Bay.
   Developer Renzo Renzi, who is also building The Beacon - a 37-story residential building planned for the West Brickell area - said construction should go quickly because no special permits are needed because of the low density compared to other projects in the area.
   Units in The Sail, Mr. Renzi said, are expected to be ready next June.
   Like his Beacon tower, the developer said, The Sail would be mainly residential but would also have retail space on the ground floor.
   "It will," Mr. Renzi said, "be a luxury building with all the amenities - a nice lobby, business center, spa, exercise room - everything you would expect."
   The development at 170 SE 14th St. will be located between Brickell Avenue and the Jade project, a 48-story residential building planned at Brickell Bay Drive and Southeast 14th Street. That 2.5-acre site was purchased in March for $19 million and construction on Jade at Brickell Bay is scheduled to begin early next year.
   Mr. Renzi said his $30 million building for The Sail would have 160 units with prices beginning at $230,000.
   Monthly maintenance fees of $150 to $170 for one-bedroom units and $230 to $250 for two-bedroom units are expected to be a sales draw, Mr. Renzi said, because they are below the charges at other Brickell-area developments. He said unit sizes will range from 800 to 1,100 square feet.
   "All the apartments will have bay views and large terraces," Mr. Renzi said. "We expect this to be a very popular building."
